A few simple notes to ensure every family enjoys the same pristine experience.
Shoes & Sandy Feet
You're just steps from the beach! To protect the floors and rugs, please leave shoes at the front door. The outdoor shower is perfect for rinsing off sand and saltwater before coming inside.
Living Room & Bedroom Care
- Keep the living room a shoe-free zone.
- Use the outdoor shower to rinse sandy feet before walking on the rug.
- Change out of wet swimwear and towels before relaxing on the sofa — plenty of beach towels are provided for poolside.
- Enjoy meals in the dining area and kitchen to protect furniture from spills.

Our driveway has space for up to 6 vehicles.
Boat Parking
If you're bringing a boat, please use the designated space on the far right of the driveway.
A Friendly Reminder
Please be mindful not to block the sidewalks with your vehicles.
Please — no parking on the grass
It can damage the lawn and create discolored patches.
The Fine Print
House Rules
- Quiet Hours: 11:00 PM – 7:00 AM.
- Pool Area: closes at 11:00 PM.
- Guests: the villa accommodates 8–10 guests. Additional guests are $25 per person, per night.
- Parties: house parties are not permitted.
- Furniture: please do not move indoor or outdoor furniture.
- Windows: for safety and AC efficiency, keep windows closed.
- Pets: no pets are allowed on the property.
No smoking or vaping of any kind
Strictly prohibited inside the villa and near its exterior. A $10,000 fine will be assessed if evidence is found inside.
Outside Time
Pool & Hot Tub
The Pool
- Naturally heated by the warm Florida sun.
- Pool Heating: available for $150/day. Please provide advance notice — it takes 24 hours to heat 10,000 gallons of water.
The Hot Tub
- Access the controls on the pool equipment panel, at the back rear of the pool deck.
- To conserve propane, the heater has a 2-hour minimum heating limit.

- Smart TVs in the living room and every bedroom.
- Feel free to log in to your personal streaming services under the "guest" account.

- The villa has two thermostats for dual-zone comfort (upstairs/downstairs).
- Downstairs thermostat code: 2684
- For optimal efficiency, please maintain a temperature between 72–76°F.
Airflow
- Ceiling fans in every bedroom for additional comfort.

- Pickup day: Tuesday morning.
- Bin location: right side of the yard by the shed.
- Wait to put bins out until the evening before pickup.
For the Little Ones
- A Pack 'n Play and a high chair are available upon request.
- Please give us 24 hours notice.

- Fire extinguisher: in the laundry room.
- First aid kits: in the kitchen pantry and the upstairs bonus room linen closet.

Our villa runs on septic and propane systems. Here's how you can help us care for them.

- Only flush toilet paper.

- Flush wipes, feminine products, or anything else.
- Put food down the garbage disposal.
Conserve Water & Propane
To help our systems run smoothly, please consider reusing your bath towels. This simple step helps limit wash time and conserves water.

Your Beach Access
Enjoy the quiet, non-drive beach just steps away from your door.
Beach Gear for Your Use
- Chairs, an umbrella, toys, and an ice chest are provided.
- You'll find everything in the garage.
After Your Beach Day
- Please use the outdoor shower on the left side of the property to rinse off sand.
- Kindly return all beach gear to its designated area in the garage.
Heading Home
A Smooth Check-Out
Please complete by 10:00 AM
- Kitchen
- Wash all dishes, load and start the dishwasher.
- Clear the refrigerator and pantry of all your food and beverages.
- Bedrooms
- Check all closets and drawers for personal items.
- General
- Please leave all dirty towels hung in the bathrooms.
- Return all beach gear to garage and remove sand.
- Turn off all lights and TVs.
- Set thermostats to 74°F.
